Buyers Guide

All your need to know - The Auckland Apartment Buyers Guide from the property professionals City Sales.

Before buying an apartment it is important to know as much as you can about the market and the factors influencing it. Your City Sales Agent is an expert and can advise you on the supply of new apartments, rental appetite (from our large in-house apartment Rentals and Management Team) – and will disclose buildings we have “tagged” because they require remedial maintenance.

Adjacent developments

Check development potential of adjacent sites and likely affects it may have on the apartment and its complex. City Sales Ltd has been influential in persuading the Auckland City planners to require higher standards of apartments and can advise the likelihood of neighboring developments – like could you lose your outlook.

Lease

Five types of leasehold land exist in the City. Some are terminating leases. Most land is freehold (you own your share of the land). Your City Sales Agent will explain the different titles.

Occupancy

With a substantial Rental & Management Department our Agency can keep you immediately abreast of rentals and appetite. And the “culture” of the building you are looking at – if the building comprises 90% small studios expect a different investment result to a complex with a healthy mix of 2 and 3 bedroom suites.

Body Corporate

We will identify the Body Corporate Secretary and seek what information you are looking for – including annual fees

Chattels

Most suites offer white ware but many are also fully furnished – tell us what you want.

Outgoings

Determine the cost of all annual and periodic outgoings. Body corporate fees, ground rent, provision for a sinking fund, remedial work are all issues that affect value. As Auckland’s largest specialist Agent in the Apartment Market we are familiar with all of these parameters.
