TOLD YOU SO


Our predictions of a differentiation between quality and the poorer suites has proved alarmingly accurate (unless the sales staff are manipulating the market to make me feel good).

Very recent examples of upturns in value have occurred in our newly completed "STATESMAN" complex at 1 Parliament Street.

The STATESMAN was sold during construction in mid 03 to mid 04 and completed in mid 04.

The following resales occurred in Jan 05.

1004 - 67m2 2 bedroom, 1 car $320,000 (was $280,000)
504 - as above, $307,500 (was $280,000)
705 - 43m2 1 bedroom, 1 car $270,000 (was $250,000)
402 - 30m2 studio, no car $160,000 (was $140,000)

Modest but pleasing gains enjoyed with high rental demand from completion date.

The opposite has occurred in The STANFORD at 189 Hobson Street also completed in 04.

9D 37m2 2 bedroom, no car $150,000 (was $189,000)
9B 37m2 2 bedroom, no car $147,500 (was $189,000)
..(yes, TWO bedrooms in 37m2!!).
and are these good value for money (now) - I'd say yes although tenancy may need a lot of supervision.

This is NOT the first time I have been right, and Rod Stewart's performance made me realise I have plenty of time left. Even Shelley finally fell for him - (having a penchant for "old sleazebags").

So, as with last month's comment (I really appreciate your not suing me Rod).
Never wait or hesitate, get in kid before it's too late, you may never get another chance!
