ELECTIION SPIN
A week before the elections..aftermath tragedy of Katrina still to come??....petrol prices to triple???....new apartment buildings being completed..interest rates holding steady..
What's a poor boy to do????
There is a growing sentiment out there that this is the calm before the storm but our offshore clients know that this is just how New Zealanders permanently think.
Our politicians and politicians to be (elections 17 September) are all fighting over how much of our $7 billion surplus to hand back to their overtaxed meek and mild electors.
Did I say $7 billion???!
New Zealanders have never in my memory (which is weakening but reliable at the time of print - I think) enjoyed such affluent times.
Outside factors to consider when buying or selling that apartment today are:
The future of New Zealand has never been brighter
We DO have a considerable supply of new apartments being completed in 05 and 06
This supply is about to (or has) ceased
Dramatic petrol price rises are going to make City living not only more attractive but possibly necessary
Rents today have dropped from this time last year by perhaps 15%
Good apartments are still increasing in value
Poorer apartments are decreasing in value
Speculators and renovators have entered the market and will shortly have a field day
If your brain is starting to hurt click on the little X in the top right hand corner and get back to normal life.
If you're getting excited at a market obviously entering the "opportunist" stage click the "email us" icon and let's get going. Fortunes are going to be made and lost in the next four years in the Apartment Market and you're already in contact with the sharpest broker.
If you do nothing else tune in to Newstalk ZB (89.4fm) at 11.25am Thursdays for our 2 minute slot with Leighton Smith and hear the week's best buy featured. These usually sell within the hour, often "sight unseen" and are only featured if I consider them to be REAL DEALS.
If you're an offshore client go to newstalkzb.co.nz and click "listen live".
And don't be shy about contacting me personally - if you push my buttons I'll push yours.
Have a great September.
