The Big Change Over
We are asking all clients and potential clients to keep in close contact as we enter the summer "changeover" of tenancies ie the students are leaving and the "out-of-towners" are arriving.
We have eight staff solely dedicated to keeping those apartments bringing in income and have introduced Chantelle Todd to specifically work the "short stay" tenancies. Chantelle is a young South African immigrant who has previously worked in a Barfoot & Thompson North Shore agency.
Very innovative and hardworking Chantelle is courting the big corporates initially for their under 3 month executive requirements.
To this end we are encouraging more and more management clients to allow us to furnish their investment suites so that we can keep them occupied.
As the unprecedented expansion of our Apartment Market continues we are less likely to be able to offer the free tenant finding service to what the profession calls "casuals" - investors who don't engage us to manage their investments.
It's difficult not to sound ungracious telling a landlord we give priority to our Management clients when we place tenants but we have found most competitor colleagues run a closed door policy unless units are managed.
Hey, we are not like that but we can see their point. It is better being screamed at by people we know.
The market is continuing to be remarkably robust in both sales and rentals but 2005 is going to be "interesting" with huge opportunities. For a modest tax-deductible management fee I feel it will be very important to stay in close touch with CITY SALES as we rent up the proliferation of new developments being completed.
Yes this "My Comment" is late but I have bought a bach on the golf course at Pauanui and I've been working 24/7 to pay for it.
