Selling with City Sales

City Sales Ltd is a uniquely positioned city apartment realtor expertly geared for Auckland’s challenging dynamic Apartment market.

City Sales Ltd is a company of dedicated Apartment Brokers which started from scratch on April Fool’s Day 1997. It is solely owned by Martin Dunn and his wife Shelley Dunn.

Martin pioneered the City Apartment Market from 1991 when the Auckland City Council relaxed zoning laws to allow apartments. He quickly identified and predicted a bright future and a healthy appetite for CBD apartment living in the country’s largest metropolis.

A torrid period ensued where he gradually persuaded banks, valuers and many other professionals that a real appetite existed. From achieving No 1 status in New Zealand’s largest Real Estate Agency Martin set up his own Specialist, City Sales, to solely service this complex but hugely important market.

City Sales employs over 50 staff and services sales, rentals and property management. It holds a database of 26,000 apartment owners which are often future multiple investors. Owners are contacted regularly through sophisticated marketing campaigns.

The Agency holds a library of every original brochure and floor plan in the Auckland CBD allowing Agents to often sell ‘from the boardroom’ without disturbing tenants.

A complimentary ‘Sales Market update’ of recent sales in your building can be provided on request and a Market Appraisal service is also available, also with our compliments and often without disturbing your tenant.

A series of trigger points monitored by administrative staff means a Vendor listing will never be neglected, neither can a Broker ignore or avoid contact with you, our client.

Many we engage with find our motto ‘Tell it like it is’ refreshing.

We would love to work for you.

You will find no other agency more qualified to service this market than City Sales Ltd. Our track record speaks for itself.

Agency Appointments

Is an appointment to sell your property with two or more real estate agents. The perceived advantage is of an extended buyer pool and an opportunity to sell privately. It is likely however, your property will not receive the focus it deserves. The agencies involved are not bound by any serious responsibility to account for their performance or lack thereof.

An exclusive contract with a single real estate agent for a specific period to market and sell your property on your behalf. Under a Sole Agency the agent is obligated to expose your apartment to the company’s collective sales force, extensive buyer pool, and extended media reach. A Sole Agency with City Sales receives the intense attention of Management, the entire Sales force and the backup of professional administrative support staff.

Selecting an Agent

Selecting an agent can be daunting. How can you be sure they will be committed to acting in your best interest? We give you a few pointers.

  • First and foremost, if you own an apartment in Auckland, you must choose an experienced agent. One with an intimate knowledge of the Auckland apartment market and its associated complexities and responsibilities.
  • An intimate understanding of the Unit Titles Act 2010 is critical. Failure by your appointed agent to understand and comply with responsibility under the Act will expose you to serious legal complications.

Service and Expectation

Employing the services of an experienced and informed agent, as with employing any professional allows you peace of mind devoid of the pitfalls of doing it yourself. To coin a phrase, DIY disasters are just as prevalent when negotiating a private sale as it is when attempting that bathroom renovation. It is every bit as stressful and expensive to resolve, and can involve unnecessary exposure to litigation.

The apartment market is particularly fraught with complexities, including but not limited to Pre-Contract Disclosure Statements, Body Corporate, AGM and EGM minutes, Pre settlement disclosure, Additional disclosure… among others. You need an agent who is expert in all areas of compliance.

The apartment market includes further considerations such as complex leaseholds (see our page on leasehold apartments), hotel pooling arrangements, hotel lease variations, termination clauses and GST. Serious legal implications can arise should the above be misunderstood or neglected.

Your appointed agent should provide a proven sales record and genuine evidence they are qualified to advise on all of the above.

The agent should be licensed by the Real Estate Agents Authority, a governing body under the Real Estate Agents Act 2008, endorsing professionalism, integrity, and consumer confidence. Confirmation that your agent is licensed will be clearly stated on or near their company logo.
