Where to start when looking for your next home or investment property in Auckland city

Looking for a first home, investment property or even your second or third home can be daunting. You might not even know where to start. But don't worry, we're here to help!

Here are some tips on where to start when looking for your next Auckland city home or investment.

Make a list of what you're looking for

If you're looking for an investment consider what type of tenant you want, and think about whether the property suits them. A studio apartment is not going to suit a family, and might have a fairly frequent turn over, where a one or two bedroom apartment in particular buildings can have much less turnover.

For example in H47 (47 Hobson Street, Auckland) you might expect to have tenants or working professionals as your tenants. H47 tends to be more of a student, immigrant or working professional building where tenants generally stay for 1 year then move on. There will always be exceptions. There is no reason someone couldnt happily stay longer in a building like H47.
A 2 bedroom unit in The Statesman (1 Parliament Street, Auckland) on the other hand tends to keep tenants for longer periods of time.

If you are looking for a 2 bedroom investment property, consider whether your funds would be better split over 2 studio apartments. Ask your real estate agents to help you look at what might suit you best.

Tour potential properties

The easiest place to start is online. Jump on any realestate website like citysales.co.nz, trademe.co.nz or realestate.co.nz to see what properties are offer, what the market is doing, what value you might get from different properties.
I always like to look up rentals in the area I'm considering buying so I can see how many are around and how long they seem to take to rent.

Shortcut: Create Favourite searches

Save time by having matching properties emailed to you. Rather than having to search every day, portals like trademe can email you new properties that match your critera as they're added. These saved searches tend to also send you notifications such as price changes.
